Sometimes the building owner will need to bite the bullet and replace or do major repairs to a leaky roof, a pot-holed driveway, leaky cladding or replace air conditioning systems. Whether it be a simple project or more complicated, we can handle it.

We often speak to our tenants close to a year before the expiry of their lease to find out what their intentions are. More often than not, they will tell us if they intend to stay or go. If the tenant wants to go due to outgrowing or wanting to cut-down on their existing space, then we have the opportunity in finding a solution for them to keep them in place.

If the tenant needs more internal space, we could possibly create a mezzanine or build a roof over some of the outside pavement area; we can manage this with builders and the consent process to make it happen.

Conversely, if they need to reduce their expenses and want to consolidate, then we may be able to split their tenancy and find another tenant to lease the newly created vacant space.
